Motel room heater-cool air units?

Question:
Motel room heater-cool air units?
I have a small cabin and the loft gets quite hot in the summer. I have a small window air conditioner but it sweats and is causing potential problems around the window sill. I really would like a system not in my window in the first place so I was wondering how much trouble it would be to install a motel type unit under the window. Does it require making a hole in the wall? Can an DIY accomplish this? It would seem it would be a little more to it than just plugging it in.

Answer:
I have an attic I just finished off as the master and wanted the same thing. Did my research and found out 2 important things:
1. They are expensive, and
2. They are expensive
Also a third would be pain in the butt to have installed(must be done by HVAC Co.). They're similar to a central a/c with the unit outside and piping through the walls.
I went with an in-room unit from Home Depot and it works great. Just need a way for the moisture it pulls out of the air to get out of the house. We set up a hose through a window and screen. Comes with a neat screen patch kit that the hose fits through to keep the bugs out also.
Best part, solved problems 1 and 2
